I support what everyone said on the other thread about the hard part of residential rentals. In spades!

My trifecta was running a house rental operation a) from a long distance, b) in a declining economy very friendly to tenants, and c) through a company my brother, sister and I inherited in a form which forced me to deal with my mean as a snake sister.

When I gave my third to my brother the litigator and walked away from it after 25 years of thankless work, it added several decades of quality time to my life expectancy.

Replicating a South African truth and reconciliation commission simply wouldn't work. A more effective measure would be a denazification style method of investigating every single organisation and influential person who took part in crippling the United States of America.

Henry, a) humans span the entire bell curve from "all-a*hole all the time" over to "folks just like me" at the other end of the curve. b) you can use a random number generator to predict in advance where that next tenant will fall on the curve. so c) my "duh moment" was discovering that life is better if one has fewer tenants paying higher rents since the residential tenant not paying $500 per month can be harder to deal with time wise than a commerical tenant paying $25,000 or $250,000 per month. In the latter examples it's easy: No money by the fifth of the month? Email the file to your junkyard dog lawyer and go play golf. There is so much money involved that doing less is silly; fighting the $500 a month guy can never break even.

The Political winds aren't that difficult to read. Yes, Trump has an immense amount of power but we're slowly moving toward the end of his clownish Presidency.


You can only mess around with the natural order of things for so long, sooner or later everything returns to it's original state. If you don't believe me then look at Corker and McCain. That's the natural order beginning to be restored.


This is not a debate in as far as I wouldn't debate you on your own aging process and eventual death. It's coming whether you like it or not.
The question is what to do with the Trumpers as we're sifting through the wreckage. Simply allowing them to go on their pretty way is not an option.

More departments, centers, or institutes in those fields are led by "faculty boycotters"—or those who have signed at least one of the approximately 20 publicly available statements in support of an academic boycott of Israeli scholars and institutions, as part of a movement known as BDS (boycott, divestment, and sanctions)—than in any other discipline, according to the report.

Half of the faculty boycotters whose primary scholarship was not in gender, ethnic, or Mid-East studies were found to have "secondary affiliations" with one of those fields.

OL, it's even worse when the rent is paid by government check (always a quarter late too). The tenants trash the place, then call in city inspectors and trial lawyers. We installed retired cops in each block we owned (at substantial rent discounts), then had inhouse staff to fix everything. In effect the broken windows policy. Worked nicely. Then Wilson Goode became Mayor. Burned down lots of the city in the Move confrontation. A majority of the board* decided to offer our vacant units to the displaced homeowners for free. I forced a buyout at a premium. Never again.

*Low income housing draws all kinds of do gooder lawyers trying to setup "tax loss" deals where they pocket fees. My view that a for profit company should be run to make a profit (and proof that you could do that with reasonable rents) was unacceptable to them.

Not just rent control, henry. May be worse in NYC. My gainfully employed and fairly successful niece had to ask me to be a guarantor on her lease, despite her steady income and job, security deposit, clean credit record, etc. which meant I had to fork over all my financials to the landlord.

Michigan does not have partisan registration so its impossible to know for sure. I do have anecdotal evidence. My friend from 3rd grade, who was the first to tell me Trump was going to win in Michigan, grew up with me in Macomb County. That is blue collar and lots of 3rd generation Americans who know communism from stories of their grandparents etc. He is saying Trump would do better today than on election day there. Lots of white union members who have had it with the Democrat Party. Watch Sander Levin. He represents next door Oakland County. If he retires, its because being democrat is toxic and even being Jewish in a large Jewish population center could not save him. He is reported by unnamed sources to be considering retiring.

There indeed seems to be a tacit agreement that "we don't go after you, you don't come after us." But it's clear the Dems won't stick to that agreement, and in any case it's an outrage to the rule of law.

I like DeVos when she is enacting good policies like reining in the Tile IX outrage, but issuing quietly regulations that enshrine virtually every notorious idea in education is worse than when bo pushed these same ideas by XO. It's also much harder to see. There was an oblique reference to this in one publication, but no one else has mentioned it even when it is their area. Only conclusion is it is meant to get to the force of law without ever being recognized by the voting public or parents.

They'll work in more subtle nuanced ways to ensure Trump never happens again.They'll change the primary rules which will make it all but impossible for Joe Moron to elect a nominee that doesn't fall in line with party thinking. The GOP were discussing these rule in early 2016, you already know this.

And that's just one(although the proposed primary changes are going to blow 68' out of the fuckin water. They're actually ridiculous). There are thousands upon thousands of other things in the works to ensure.....Trump never happens again.
