OptionARM Homebuyers See Monthly Payments Go From $95 To $3,500

Will the coming wave of OptionARM mortgage resets look like the wave of subprime defaults?

This Bloomberg piece paints a sobering picture of where things are at, and it's clear right off the bat why the resets are going to kill a number of buyers:

Old Lurker

As I reported at the time, I did a site inspection of Bermuda last month on behalf of the JOM Island Search Committee and concluded the locals have moved too far left since the empire granted them home rule, and they are too numerous to relocate elsewhere. I advised we look elsewhere. Now that they will host terrorists, my advice stands.

I am still looking.

Jane

Any more islands down near New Zealand? I'd like to get as far away as possible.

cathyf
Will the coming wave of OptionARM mortgage resets look like the wave of subprime defaults?
Classic example of economic ignorance: you have a number of households facing foreclosure, so you pass a Program to bail them out, but to finance the Program you need to borrow money, which causes interest rates to soar, which causes ARMs to reset, which causes vast numbers of other households who were going to be fine to go into foreclosure.

So your program to "bail out" the subprime borrowers just threw the ARM borrowers over the side and drowned them.

Old Lurker

Perfectly stated, Cathy.

dk70

On top of that cathyf, we got a bunch of commercial real estate loans coming due to be refinanced. I'm sure they're loving this int. rate climb.

I wonder if Paul Volker's committee is still meeting. He's been so quiet as of late maybe he's got laryngitus.

Jack is Back!

I have a Bermuda background. My great-grandfather and grandfather had a winter sports business there across the street from the old Hamilton Hotel which is now a parking lot next to City Hall. I love the place but if you are not a native Bermudian it is very hard to buy a place since they now have a law that says only a Bermudian can buy a house or condo from another Bermudian. So that leaves few properties owned by non-Bermudians (like the massive Mike Bloomberg family compound adjacent to Mid-Ocean Club). They could end up comfortable there since there is a masjid and Islam community center as well as halal bakery. But I want to know if they will be ready to "swizzle in and swagger out"?

Ranger

Hmmm. Hot Air is posting tht Barry never asked the Brits.

From The Times Online:

Bermuda, Britain’s oldest remaining dependency, is one of 14 overseas territories that come under the sovereignty of the United Kingdom, which retains direct responsibility for such matters as foreign policy and security.

So now the Brits are put on the spot of having to either grant these guys some form of political assylum status (and thus validating their cause against the Chinese government), or handing them over to China, which wants them extradited to face terrorism chareges there.

Alaska Pipeline Deal confirmed.">http://community.adn.com/adn/node/141725">confirmed.

I'm going to post this on a few threads. Hope nobody minds.

My initial thought is that this bodes very positive for Sarah Palin. This is a very big accomplishment attributable totally to her, not to her predecessors in office, not the GOP, not the Feds', nobody. This is her baby. Others can wreck it; Obama, environmentalists, Lawyer's, etc, but the credit is hers, and anybody who does try to prevent this can easily be painted as obstructionists because stuff like this is what America is screaming for. Good job Sarah.

Let's see how this gets reported.

cathyf

So, what happens if, after the Uighars get there, the British Foreign Secretary orders them extradited to China? Obama certainly hasn't acted like somebody who thinks he might need a favor or even a little understanding from the Brits.

(To be honest, I'm somewhat sympathetic to the Chinese. These guys were being trained by AQ to go back and carry out terrorist campaigns against the Chinese people. I expect the Chinese to help us fight our terrorist enemies, so I think we ought to be willing to help them fight against their terrorist enemies.)

daddy

Just FYI,

The guy who wrote the Exxon Pipeline story I posted above is Sean Cockerham, local reporter, who,in my experience, always tries to minimize and denigrate Sarah Palin at every opportunity, So if you sense that the story reporting this big announcement is subtly disparaging of Sarah, your impressions is correct.

Cathyf did her usual fine job in dissecting the impact of the bank bailout. I'd like to note that the story is widders 'n orfings agitprop from "may see it jump to $3,500 a month in two years" on. Mrs. Breitmaier has lived in the house since it was built in 1963. It's 1650 sq ft on a short 2 acre piece. It's total cost in '63 was probably somewhat under $30K (Galt is a small ag community between Lodi and Sacramento - 2 acre pieces were common and very cheap in the early '60's). She wishes the government would bail her out but it appears that she has been dipping into the equity piggy bank for quite some time. Is there to be no one in the US held responsible for their own actions ever again?

cathyf

She could have taken out a reverse mortgage, or sold the house and moved to something smaller, if she wanted to fund her retirement with her equity.

If she bought the house in 1963 for $30,000, then her mortgage was more than $100/month back then. How could she possibly think that this was some sort of reasonable financial transaction?

And on the sympathy point... I have elderly neighbors whose houses are worth $30,000 today, and can't take out mortgages, or live high on the hog. It's hard to gin up a lot of sympathy for someone whose (still!) outrageous real estate value was just unearned good luck, and who lives in a state where she can default and walk away from her mortgage and not owe any other money to the bank like in my state.

Old Lurker

Well just in case Dems had not done enough to remove access to credit for those on lower rungs, the Senate today advanced a law denying lenders who charged more than a certain rate of interest rights to recover any of their loans in bankruptcy. Virtually all credit cards exceed their new threshold. See LUN from Bloomberg.

 Ann

Some guy on Glenn Beck (Keith?) compared our current administration to being in an abusive relationship...we are being told we are loved while they are threatening and controlling our lives. Pretty good analogy!

Obama really is a shit!

Rick Ballard

OL,

I guess the FICO choke collar just wasn't cutting off circulation quickly enough. I understand the proposition that the economy must be nearing the bottom (based upon keen rearview mirror observations concerning other recessions). The only problem is that other recessions didn't have the (D)irty Fascists steering the economy toward the edge of a cliff while stomping on the gas. There's no account in the economic history of the US which reads like this - including the '30's.

Extraneus

Can there be any reasonable doubt left that 0bama has some sort of weird personal thing against Great Britain? Considering the fact that they're our greatest ally, this is just more evidence that his intentions for the U.S. aren't innocent or pure.

And let's not even mention his vaunted diplomacy or the 3am gravitas of either his or Madam Clinton's.

This Uighur thing, hatched from the egg of his stupid Gitmo demagoguery, has already managed to put Palau and the Bahamas in uncomfortable diplomatic situations, while pissing off both Britain and China.

Good work, fools. Is quadrafecta a word?

I agree with cathyf. Give the Uighurs to China if we're so hot to get rid of them.

Gotta' go to work in about 10 minutes but let me rattle this off real quick about arah and the Pipeline.

At 2 Local Time the 3 local talk shows came on and it was Pipeline and Sarah begin. Only caught the first 40 minutes. Fagan (750 AM) was decent, very much tuting this aa the big victory for Sarah and the state which it appears to be. Still biased a bit and making some comment that he would play Letterman stuff later that he thought was funny(Idiot) but had on Representative MIke Hawker who is in the ADN story. Hawker did not know whether to shit or go blind. Thought Exxon should have gone thru some public relations image to first clear its reputation in Alaska before doing this (Moron- what in the world could ever be a bigger public relations coup for Exxon in Alaska than building this gas pipeline-Idiot), but at least he then "on the other hand" praised Exxon as the biggest company in the world and the best at doing this and the only company that could do it etc etc.

Skipping down to 650 AM I think Rick Rydell but might have the wrong name, was hammering Sarah nmegatively and wanting to know where she was. Was complaining that he kept calling her staff and that nobody would tell him where Sarah was. Maybe sarcastic style comments.

Then stopped at 700 AM, Eddie Burke, who just that second said, "And here's my special surprise guest today, Governor Sarah Palin." On comes Sarah bia telephone from Texas. Did a fine job. Very excited, positive, upbeat. Stressed very much how this was a victory for Free Enterprise, not Government at all, and the free market making intelligent decisions on how to benfit themselves, citizens, the economy. Absolutely opposite of every word out of Washington these past few months. Took calls from locals calling in for aout 15 minutes. Then Burke started quoting the nay-sayers, Begich, in particular, from 5 days back, and it was very much fun to hear. Sarah says it's still a work in progress, but is hopefulo this will be the biggest spur to the economy (Thousands of Jobs) that we've seen up here in a generation. Last guy who called in was Trig's football coach from Wasilla and they shot the breeze a moment, with her thanking him for all he had done for her boy. Just excellent stuff all around. That's when I had to go to work, but I wanted to get my impressions out there of what's shaking up here today. It's not a done deal, but if this doesn't get national coverage you'll know the fix is in. If this was a Liberal Governor or Begich or Obama who had acomplished this, you'ld never hear the end of it. A very positive day for America. Thanks for the rant. See you in about 8 hours.

Rick,
Galt, about 45 minutes from me has actually become a poster child for CA's woes. What used to be a lazy ag town where we used to take our cattle to auction became an explosively growing bedroom community about half way between Stockton and Sacramento, and right on the freeway between them.

It was overbuilt horrendously. No doubt Mrs. Breitmaier didn't mind when the boom was inflating the value of her house beyond all reason and now wants the Feds to bail her out of the folly of mortgaging her future.
She sounds remarkably like our elected idiots in Sacramento as a matter of fact.

As if the Obama Administration can claim ignorance for having abused and ignored the British refusal to accept responsibility for the terrorists on British soil.

Obama is preying on the Bahaman's naivety, like trading a few pox ridden blankets for the natives' right to possess their own land free of his deviant and USURPED authority, abusing Britain. Again, Obama feels no compulsion to deal with diplomatic candor with anyone, least of all our allies.

Another Obama slap on Britain. This classifies as Obama's trump over any nation's right for sovereignty against Obama's Will to spread the plague of captured terrorists.

Yeah, the BO supporter is Kevin Johnson, Sacramento's new mayor. I don't see one on the CFR website. The title is Quarterly Update: The Recession in Historical Context June 5, 2009 and Paul Swartz is the author. It's a touch "happy clappy" (what else from CFR during the reign of King Ogabe) but appears to be pretty honest. I still haven't seen any analysis that incorporates demographic factors and the probable long term impact that the fall in housing valuation and retirement accounts is likely to have upon consumption.

I picked up the link to Swartz's paper in this piece by Brad Setser. He does an excellent job of tracking monetary flows but he has a tendency to skip over the implications of what he finds.
