Jane

Hey! Good Morning!

Old Lurker

Nice kitty, Jane!

Am I the only one who sees that the certainty of the arrival of a new thread varies directly with the length of the post you placed on the previous thread?

henry

The Game today. Go Bulldogs!

Jim,SunnyvaleCA,USA

henry

OL, we are moving to an ACH pull for subscription billing. Much quicker cash to bank that way.

sbwaters

Ben Franklin wanted a universal postal service to deliver his newspapers.

MissMarple2

Regarding mail, we still get mail daily, but our poor postman often is delivering at 6 PM. I figured that the routes have been made bigger in order to save some money on labor.

We also get a lot of junk mail. I usually stand in the utility room sorting it, and 90% or more goes into the trash, and that is for 3 adults.

Old Lurker

Henry, ACH pulls work when the other guy always has cash in his account. Ever rented a store to a nail salon?

MissMarple2

I never heard of this guy until his wife got hired. I consider his public attacks on Trump disrespectful to his wife.

Old Lurker

MM "poor postman"

I put that description right where I put "poor union teachers"

MissMarple2

Old Lurker,

I try to have some empathy for a guy driving around in a poorly heated vehicle delivering mail after dark in cold weather. I sure wouldn't want to do it.

Momto2

That's the spirit!

Big crisis here in NorCal.
Gov numbers show air quality is bad. Continuous warnings on TV and online. People wearing masks (only a few people). People compulsively checking today's "number". School closures, events and activities cancelled.

We're so fragile now.

IMO, the air was worse when I was growing up in the Detroit area.
Heck, my parents were both smokers, so the room we were in was frequently smoky.
The air was worse when I visited China last year.
The air was poor in San Jose area back when I first lived here in the 70s.
Heck the air was often worse when a neighbor used his fireplace in the winter.

I went walking yesterday. Then cleaned my gutters. The air is not pure. Still, this is in no way anywhere close to what I'd perceive as foul.

Yet people in authority as stoking fear.

Old Lurker

MM, and my role is to do the opposite just to cancel out your empathy!

I do the same to Maryrose.

:-)

Jane

OL,

You are very rude! Kiwi is a ferocious, battle ready puppy who snores like a camel and protects me from democrats all day long. Harrumph!

James,

I had some problems with my pancreas several years ago. The only thing that worked was a supplement called "Pancreatin" which I still keep around. Hope you feel better soon.

Old Lurker

:-) Jane.

I showed my wife all the cute dog avatars last night and she got mad at me for using art that she dislikes in place of pics of our pups if not Max and the Twins.

women.

DrJ

Speaking of mail, I got an letter from the Oregon State Bar (lawyers, not drink). I opened it only because it was hand-addressed -- normally I'd just toss it.

Inside I found a letter containing an errant bill from my attorney. Their billing location is in Idaho; the letter was addressed properly to me (in NorCal). It had a Portland postmark; there was a Tigard OR ZIP+4 printed on the bottom.

I've no idea how that happened.

Jack is Back!

Jeff Flake!

If anyone is surprised that the idiot Sinema was elected to the Senate from Arizona you shouldn't be. She was proceeded by Flake and McCain.

Seems to me to be more of the same.

I think according to some census research most people leaving California settle on Arizona and Nevada, bringing their sins with them.

Old Lurker

Rush had a great quote from some movie star who, against all odds, had been married to the same woman for fifty years. Rush had interviewed him and got around to asking him the secret to the long marriage. The guy said "I learned from the start that when faced with differences of opinion in my marriage, I could either "be right" or I could "be happy" so I picked "happy".

Captain Hate

The Warriors haven't exactly been a smooth running machine this season.

The Infamous Ignatz

Take him down to Broward County, show him this picture,

and then let loose the hound.

I can get Nancy Pelosi as many votes as she wants in order for her to be Speaker of the House. She deserves this victory, she has earned it - but there are those in her party who are trying to take it away. She will win! @TomReedCongress

Jack is Back!

Your Latin Phrase of the Day:

Ibi potest valere populus ubi leges valent.

Unlike the Acosta decision.

The Infamous Ignatz

Powerline says the judge who reinstated Acosta was essentially bound by a 1970s era DC district decision to do so.

anonamom

OL, my point is does it matter if those rent checks arrive on Wednesday v Tuesday,* if we could restore the reliability and integrity of the system?

I was going to write: 'something has got to give,' but something has already "given."

Can we get it back?

* And let's be honest---most of those checks are already on autodraft.

Porchlight

Good morning, JOM!

On the recommendations of some of you, we started season 1 of Bosch last night and watched six episodes before we forced ourselves to turn it off and go to bed. Thank you so much! Very enjoyable.

I read a number of the Connelly books years ago, but fortunately I have a terrible memory for plots, so I have no idea how any of it is going to turn out. Please no spoilers. :)

MissMarple2

http://thefederalist.com/2018/11/05/9-years-common-core-test-scores-indoctrination/

It's a flop as far as academic achievement. It's quite the success with indoctrination, however.

Jack is Back!

Porchlight,

I finished Bosch, season 1 last night. He's the classic anti-hero.

Now, only Amazon can put all the Jack Aubret/Stephen Marturin stories in special production, I'll be set for life.

Narciso79

That was a fascinating bit, Jimnj Turned up in the dawn hours, the eln are the scorpions that the bolivarian republic has cultivated,
They were a more radical faction than the farce and probably a competitor with the sun cartel.

Stephanie Nene Not Your Normal Granma

ok I give up...

tiny url and the long url will not post a story about how the ATL is frequently under valuing commercial real estate... sometimes by 500%.

I was going to taunt OL to move here and buy buildings since he said on the last thread that government are good at capturing RE values for taxation purposes.

It's in the AJC if you google Atlanta Commercial Real Estate Taxes.

It is the outrage of the week here.

Old Lurker

A-mom "OL, my point is does it matter if those rent checks arrive on Wednesday v Tuesday,* if we could restore the reliability and integrity of the system?"

The MINUTE you go down that road you are doomed, especially with a government system. The moment you accept less production for the same amount of money (assuming it is still a fair exchange of value), you will discover that in the near future you will be asked to do that again. It is the flip side of "he who will trade some liberty for safety will end up with neither."

The rule applies in all of human nature. Reagan said, OK I will grant amnesty to THESE millions so that we can have peace on this issue. That was what, 20 Million illegals ago?

I once had a tenant who feel further and further behind in her rent; what was paid on the first became paid on the fifth, then the fifteenth then the 25th but with a check that bounced. I liked her so after fighting about it all for a year, I said OK, let's make a deal. I will waive completely the full month's rent you are behind if in return you will swear that all future payments will be on my desk by the grace period of five days. She LOVED me for that. A year later we were right back in the same place and I had to evict her.

Narciso79

That precedent doesn't really apply because sherill the subject never had a hard pass.

Old Lurker

Porch, I read all the books the binge watched all the eps. Love them all. Mrs. OL liked the eps so I gave her (my Kindle to hers) all the books and she loved them in reverse just as much.

Narciso79

The first series I'm given to understand loosely follows the plot of three of his novels

https://www.tabletmag.com/jewish-news-and-politics/274662/american-left-1

Narciso79

Rse will tell you, that was the point of rotten core and Pullman was too dense to figure it out

Stephanie Nene Not Your Normal Granma

I think we need a good nickname for Acosta...

how bout Ted Baxter?

Old Lurker

Steph "he said on the last thread that government are good at capturing RE values for taxation purposes."

I said no such thing! I think they are terrible at getting the right number and always err on the side which gives them a higher tax bill to demand from landlords. I fight them all, all the time.

I was just 'splaining how it is supposed to work (and the basis on which we fight and win).

Janet and James live in a horrible county for which the county government is the be all, end all. I mentioned in the past that getting a building permit for a new tenant, a process that for the last 30 years took say one month, now takes 6-12 months. During which time the landlord gets no rent. Landlords have screamed bloody murder because that built in delay in rent has not been reflected in the annual tax appraisals and should have been because those delays are now baked into the system for all of us. We will win in court on the issue too, and when we do the county is going to have to write a lot of big checks.

Narciso79

No he's more like horshack in that he keeps raising his hand,

anonamom

OK Eyeore, I already admitted that something had "given."
What will you settle for??

***
I forwarded the list of recently recommended shows to watch to spouse, as he's watched and enjoyed about half of them, thinking that Bosch might be one WE should binge during the grey wet days of January from the hearty endorsements.

He's seen them all!!

Back atcha: Ozarks and Justified.

****
Go IRISH!

Go BLUE!

Narciso79

Well in this county they decided not to raise the sales tax, but will do so with the impact fees 75% of course they swalwelled it and did it after thr election.

Stephanie Nene Not Your Normal Granma

I assure you that as property values increase over time, the city does not hesitate to ride the tax curve up.

That is what I was rephrasing... poorly from memory.

Old Lurker

A-mom, you both will like Bosch.

As to the other when you ask what I will settle for, that's funny because that suggests I am in a position to demand a settlement from the party from who I am buying the service!

Funny, that. Hence the phrase "going postal".

Narciso79

Of course they would, they subscribe to the modified Elizabeth Warren pose, you didn't build that.

Stephanie Nene Not Your Normal Granma

And that the ATL seems to buck that trend. The ATL seems to hodgepodge their commercial taxation...

Old Lurker

And when you address me "OK, Eeyore..." I am reminded of those times my father would summon me using my real first name. Those talks never went well for me.

:-)

Old Lurker

Steph...yes that part I did say and boy is it true. The county assumes rising values are a ratchet.

Narciso79

So the qatari foreign minister is sponsoring a new alliance guess the players

RattlerGator

Just in case this has not been posted

Not all journalism is dead; here's a fine example on the Florida vote:

https://www.naplesnews.com/in-depth/news/politics/elections/2018/11/16/what-exactly-going-floridas-elections-and-recount/2022989002/

Jane, did you influence this Southwest Florida paper or sumpin' sumpin' ???

Brenda Snipes is in deep, deep trouble. If the Trump Administration's DHS investigation has been using data mining in preparation for the 2018 election cycle (as I suspect), they are going to be able to prove serious malfeasance. The numbers are beyond human error.

Look at this incredibly indicting factoid:

Most of the votes counted between Election Day and Nov. 10 came from counties that favored Democrat candidates over Republicans. Broward County is the true star of this show, though. The number of votes counted during this period in Broward alone (73,659) nearly equals the number of votes counted in all other 66 Florida counties combined.

And Broward isn't our largest county; Miami-Dade is, by far.

Brenda's ass is in trouble.

The Infamous Ignatz

And here all along I thought Old was really your first name. :(

Narciso79

I was just going there miss marple, so acosta is really bart simpson.

rse

The story was that the commercial real estate in Fulton seems to be consistently being sold for a multiple of at least twice what it was assessed for in the year or so just prior to the sale. Essentially the residential real estate holders are being asked to pay most of the property taxes at FMV or more and the commercial owners are not.

MissMarple2

Narciso79,

I see you and I are reading the same stuff.

Most disturbing to me are the numbers of media and press outlets which sem to be influenced by the anti-Saudi pro-Iran forces, most importantly the Washington Post.

I want to know how much money is paid under the table to these people form those countries named in the coalition.

Old Lurker

Steph, the game they all play is to implement a system with the objective of extracting the most net cash they can get. In the old days "assessments" were often set by policy at X% of real value which produces the exact same result as cutting the tax rate bt the same X%. But they know that most people equate "assessed value" with fair market value, and when they see the county acing like they think their house is worth half what the owner thinks, most owners are afraid to challenge them because they fear the county will find that mistake and double their taxes. Human nature.

That works for them because they want the most number of people to pay like sheep and be quiet. They absorb the few concessions they have to grant from the rare appeal, but what they REALLY want to avoid is any form of class action from all taxpayers of a given type.

In commercial, they make it a hodgepodge on purpose because they know that makes it very expensive for any single commercial owner to take them to task (we all do cost:benefit analysis before those fights), and what the hodgepodge gives them is a bunch of Landlords with not identical beefs, so they avoid having to fight "all retail landlords" in one action.

Very insidious.

anonamom

He's already watched Bosch, so no WE on that.
And everything else that was recommended.

Think he'd go for Call the Midwife? He did love Clare Foy in Queen or Crown or whatever it is.

Stephanie Nene Not Your Normal Granma

Yes OL it is... it is also a nice under the radar way of favoring some developers/owners intentionally for their support for BS stuff the city pushes that furthers nefarious schemes... :cough: UN BS :cough:

I find it interesting how rights of way are protected by cities where the landowner least affected is the tied into city hall owner v the most affected is the innocent prop owner... or that the choice for a new project just happens to run though a friend of the councils land even though getting to run through that land is a circuitous route.

Old Lurker

tru dat, Steph. Every word you said is true.

Narciso79

In fact you can see this episode as a cautionary exercise for the prince just because you are the regent don't think other parties will not put you in your place, when their 'wallets start getting light' like the mayor explained to Harvey dent

Old Lurker

Steph, the other way they politicize it is to have the Tax Assessor favor one class vs another. In my experience the Assessors will "go easy" on the entire class of single family homes in the valuations, but "go hard" on the valuations commercial properties. Since both classes are usually taxed at the same rate per thousand of value, they can very effectively please thousands of home owners who vote while making up the money from commercial owners who do not vote.

On Nantucket they do the same thing but within one class. I guarandamntee you that the assessor up there discovers huge values in houses owned by "summer people" compared to similar houses owned by "locals". Shazamm.

Narciso79

Like jugurtha, the thanim and their retainers ply their trade in DC give the likes of Brookings 15 million reasons to agree, even tried to plead their case at trump tower.

The Infamous Ignatz

That twitter link had tons of hilarious animal videos, MM.
But being from Turkey and muslim, of course in the middle of all those cute critters is a propaganda video showing the "cruel" Israeli military entering a school and supposedly injuring people.
No explanation of whether there might be hundreds of reasons the Israelis were entering "Palestine" in the first place.

Stephanie Nene Not Your Normal Granma

Wow. They just mentioned the death of Tammy Bullard on College Game day. She's the gal I mentioned yesterday who was a frequent commenter on Finebaum's show who had a unique way with words.
