I was in downtown Hackensack today and walked past the old bank building that was converted to luxury apartments.

Last time I went past there I mentioned that the parking lot across the street was about half full. This time it was about 3/4 full.

So I went looking for their web-site:

Two duplex penthouses and 7 other apartments are still available. It's got a two-story lobby and 10 residential floors above.

I'm estimating a 90% occupancy rate that only been open for a few months now. That's insane. The apartments are very pricey, but they are offering 3 months free rent as an incentive. It seems to be working.

But no real, concrete eye witness evidence has been presented that any of those irregularities would have been sufficient to alter the outcome".
That sounds like what a reasonable person would say.

Current on River, opened about 8 months ago, two 4-story residential towers with a parking garage between them at all 4 levels, aprox. 120 rental units, 12 still available.

Crossroads 389 Main, apparently just opened, 1st floor retail, 4 residential floors above, 82 residential units, 3? available or possibly all. Very hard to tell.

The Walcott, 435 Main St., apparently just opened, 1st floor retail, 4 residential floors above, 182 residential units, all available?

Woolworth Residence, just opened, built on the site of an old Woolworth store, 1st floor retail, 4 residential floors above, aprox, 50 units, all available?

There's the first building to break ground, delayed over a year due to pile-driving cracking the foundation of the building next door, that looks like it will open in a few months. 14 residential floors in a U shape above 1st floor retail.

My original concern was that a lot of inventory is coming on the market at the same time. Roughly 90% occupancy on the ones that have been opened the longest though. First mover advantage?

The new deal is that it now has a "tool kit" that allows programmers of Python to actually write code that could run on either a quantum computer or a simulator of one.

That indicates a major leap forward in computing capability as quantum computers were fictional a few years ago.

I thought Henry would like to see the reference.

BTW, when I started computing in the late 1960s-early 70s, I worked on the fastest computer in the world — an IBM 360/195 that could do an addition in 52 nanoseconds — about the time it would take to turn out the bedroom light and jump into bed before the room got dark.

The patriarch of the family up at the end of my street died in 2017, and in 2019 they put the house on the market for just under $1M after doing a big renovation. It sold in Apr. 2020 for $755K after being on the market for over a year. The new owners sold off the wooded half of the lot for $330K which is being built on now, but was listed for $1.1M and has a "contingent" sign out front, and over the weekend the original house was listed at $995K.

I've been following this for a while. They both seem to be much better than the existing fleet by a wide margin. This test pilot suggests that how they are going to be used is more important than just the raw performance figures and explains his reasoning. He makes a well-reasoned argument against the tilt-rotor aircraft.

It's interesting, many months ago I read an article that led me to believe that the tilt-rotor was the superior performer. I still think so, but, now, maybe not for its intended purpose.

It's next to impossible to improve education in inner cities because of the symbiosis between the politicians and the teacher's unions.

Everybody suggests charter schools and for the above reason that's a non-starter.

What if there was some free money from the military to develop inner-city academies? A cadet-like program that could teach the art of war along with a traditional curriculum, maybe even an attached summer camp enrichment program.

Ostensibly as a program to combat anti-racism and to develop the next generation of woke military leaders.

And, if they were woke enough, and didn't want to join the military, they'd probably excel at taking over all aspects of organized crime in said cities including the political organizations.

Good Morning! Yesterday afternoon Maine State Police chased a a 27 year old Canadian man on a motorcycle from the Houlton border crossing to Millinocket. (60 miles) He was driving on I-95 south, speeding at 100 mph. He got off at the Medway exit (just north of us) and was still speeding at 100 mph when he was finally stopped by local Millinocket police. The Canadians have severe lockdowns and I wonder what would happen if more than one guy on a motorcycle decided to start crashing thru border crossings?

Explanation here: the Pentagon is not prohibiting the ride, but is refusing to let them use the Pentagon parking lot as a staging area, which they have done in past years.

This makes it very difficult to coordinate, since no other area is large enough to accommodate all of the riders.

I know this section of the Metro well. It is line 12, the most recent line and unlike most of the other lines which use rubber tire wheels, this is steel.

Sold them one of MT’s detectors in ~ 2009. Construction of the line started in ~ 2008.

Got to ride with the “driver” in the power car so I could experience speeds through the proposed installation location to make sure it was appropriate.

Lots of elevated overpasses, as the area is densely populated.

It is the responsibility of parents to see to the education of their children or suffer the consequences.

Those consequences can be on the uneducated family units themselves, or, writ large, on society as a whole. If the society decides to pretend that the actions of derelict parents will not harm them, then that will lead inevitably to the decline and destruction of said society.
